In fall of 2010, we choose the heart of Milan to introduce a new concept Carlo Pazolini store. Thanks to worldwide-renown architect design artist Giorgio Borruso (Giorgio esteemed by over a hundred int’l architectural awards) the concept represents a unique, exceptionally innovative yet functional design approach utilizing modern technology and custom made equipment - all that goes into attracting public attention.

Average investment amount varies depending primarily on the prospective store location and size from €180K up to €500K and comprise of:

Average business ROI timeframes – 20 to 25 months.
PARTNERSHIP GENERAL TERMS & CONDITIONS

Pending data processing and preliminary remote negotiations, the process will comprise of:
- Meeting in person
- Finalizing partnership terms and conditions
- Legal arrangements (franchising master agreement, addendums, etc.)
- Initial business plan development, assessment, valuation, and approval (including staffing and budgeting)
- Retails premises selection (including assessment, valuation, approval and acquisition)
- Grand-opening scheduling
- Design project development and coordination
- Collection matters (stock procurement arrangement)
- Design project implementation
1) Retails premises selection
By large, the appropriate choice of retail premises will further determine success of your business. We must obtain an utter description of the premises for the prospective store (including a city map showing the location, exterior and interior photos and specifications, detailed floor plans drawings and rider, technical and engineering provisions, legal papers, leasing terms and conditions, etc.).
Abstract from Corporate Standard – Retails premises Requirements and Conditions:
Street-Retail:
- Long term lease (5 years minimum)
- Prime downtown shopping area ground floor location,
- Cumulative trading area size 80-250m2 (30%of space to be allocated for the operating warehouse)
- Separate entrance group
- Facade showcase windows (minimal façade length – 6m)
- Carlo Pazolini signboard placement permission
- Siding and legal parking premises availability
Shopping Mall:
- Long term lease (5 years minimum)
- Cumulative trading area size 80-250m2 (30%of space to be allocated for the operating warehouse)
- Appropriate shopping mall format (minimal GLA – 15,000m2, appropriate tenants, surroundings, demographics, attendance ratio, food courts and entertainment presence, suitable sidings and parking facility, etc.)
- Most active trading zone provisions within
No further steps to be initiated without formal premises’ approval made in writing by Carlo Pazolini Authorized Manager pending prospect’s inspection.
2) Franchising Master Agreement
Status and conditions of Agreement may vary depending on numerous factors (ex. underlying territory, rights to be granted, etc.).
- Minimal term – 5 years
- Exclusive rights on territory / region / city
- Priority rights for Agreement renewals / extensions
- Strictly observed and enforceable parties contract obligations
- Financial security observations
- Congruent (TBD) royalty ratios and rates
- Compatible (TBD) Lump-sum expenditures
3) Operational Management Planning and Initiation
While Franchising Master Agreement is being signed, retail premises approved, and grand-opening date scheduled, project preparation and implementation stage are ready for kick-off.
At these stage:
- We provide our Partner with comprehensive documentation set outlining Corporate Standards (so-called Brand book), often including a list of various approved contractors as well as equipment suppliers.
- Partner is granted access to secure portion of corporate portal.
- Staffing process initiated: future store administrator / head of retail operations must be approved by authorized Carlo Pazolini manager.
- Training process initiated: variety of business training (retail staff, financial operations and management, IT, etc.) is scheduled.
4) Carlo Pazolini store design project stage – design assessment, development, coordination and final approval
The standard design project involves, among other things:
- Premises reconstruction (repair) plan and specifications (including façade / showcase windows plan)
- Engineering reconstruction (repair) plan and specifications (including lighting, HVAC, etc.)
- Equipment composition and layout, including trading floor and warehouse
- Merchandising layout
5) Collections (initial stock) procurement stage
Initiated based on pre-approved inventory budget and grand-opening schedule.
Initial stock procurement is rather joint effort representing complex multistage process. Our expert staff will carefully guide you through. Occasionally, these activities (pending written Partner request and permission) can be solely performed by our experts on behalf of Partner.
